Before starting any renovation project, it is recommended to clearly define your objectives:
Once you have set your goals, next step is to establish the scope of the renovations needed. The scope will define certain decisions such as for example the need to hire an architect (or technologist) and an engineer.
|Minor renovations||Standard renovations||Major renovations|
|Refreshing the paint||Floors renovation||Extension or floor addition|
|Doors replacement||Kitchen or bathroom renovation||Transformation of a multi-unit house and vice versa|
|Replacement of electrical outlets||Partial modification of electrical or plumbing networks||Complete modification of electrical or plumbing networks|
|Ceramic replacement||Replacement of windows or roof||Change of wall insulation|
|Modifications impacting load-bearing walls or foundations|
|Renovation of the exterior envelope and balcony|
|Transform a flat roof into a terrace|
|Architect / technologist / engineer not required||Architect / technologist / engineer recommended||Architect / technologist / engineer required|
In general, in a residential environment if your renovations impact the structural integrity, the exits and their access, the exterior envelope as it is the case for house extension, reconstruction or new construction projects, you will need plans made by an architect or technologist.
The architect and the technologist are related practices, the main difference is the extent of their responsibilities. In fact, according to the law on architects (articles 16 and 16.1), a technologist can only produce and sign plans for residential and commercial or industrial construction and renovation projects with an area of less than 3,200 ft2. An architect has no restriction and can sign any type of architectural plan.
